While traditional office is still searching for its footing, medical office never lost its stride — and the numbers tell the story. National Medical Office Building (MOB) occupancy sits near 93% with tenant retention at 89%. That kind of stability doesn't happen by accident, and it doesn't look anything like a conventional office deal.
At our May luncheon, our expert panel will pull back the curtain on what's really driving the medical office market, from the specialized buildouts that doctors, dentists, and specialty practices require, to how those unique physical demands shape lease negotiations, valuations, and exit strategies. We'll talk about why this sector continues to attract capital while the broader office market stabilizes, what brokers need to know before they walk into a healthcare real estate deal, and what the investment pitch actually looks like when occupancy is this tight and tenants almost never leave.

Mark has been a full-time commercial real estate broker since 1986, specializing exclusively in medical office and surgery center sale/leasebacks. Over the course of his career he has sold 125 medical office buildings and served as National Director of Medical Office Sales at Sperry Van Ness, where he led nationwide sales efforts and trained advisors across the country for more than 12 years. A CCIM designee and featured panel speaker at the RealShare Healthcare Real Estate National Conference, Mark brings unmatched expertise to this highly specialized corner of the market.
Paul O'Drobinak | Senior Associate, Colliers
Paul specializes in the sales and leasing of office, medical, and healthcare-related properties throughout the East Bay. He focuses on Oakland sub-markets including Pill Hill, Temescal, West Oakland, and Downtown, and also serves clients in Berkeley and Walnut Creek — representing both landlords and tenants across a range of healthcare real estate requirements. Paul began his commercial brokerage career in 2015, rose to Senior Associate and Top Producer by 2022, and brings sharp local market knowledge to every assignment.
Craig Bjorkman | President & CEO, JKL Construction Services
Craig brings 40 years of construction industry experience with deep expertise in healthcare facility development. As founder of JKL Construction Services, he built the firm around a simple premise: technical excellence paired with the kind of hands-on client service that larger firms rarely deliver. His healthcare project portfolio spans major hospital replacements to highly specialized clinical spaces — MRI and CT scan suites, operating room remodels, pharmacy buildouts, and clinical labs. Craig holds a B.S. in Construction Engineering Management from Oregon State University.

Ed's career spans more than 43 years in San Francisco Bay Area commercial real estate. As Regional Manager for TRI Commercial's offices in Walnut Creek, San Jose, Oakland, and San Francisco, he oversees a full-service operation specializing in office, medical, retail, life sciences, and investment properties throughout Northern California. A specialist in office, medical, and retail leasing and sales, Ed is also a longtime public speaker, real estate columnist, and economic development consultant who has advised cities, developers, and institutions across the Bay Area — including the City of Walnut Creek, UCSF Real Estate, and UCSF Benioff Children's Hospital. He holds a B.A. in Philosophy from Stanford University.

- Monthly Luncheons (Tuesdays): Cancellations must be received by 5:00 PM on the Friday before the event
- All Other Events: Cancellations must be received 5 business days before the event date
Refund Policy:
- Cancellations received before the deadline: Full refund or event credit (member's choice)
- Cancellations received after the deadline: No refund available
- No-shows: No refund available
- Double Payment: If you discover you've been charged twice for the same event, we will issue an event credit
