Key Provisions in the One Big Beautiful Bill Act: With the recent signing of HR 1, the One Big Beautiful Bill Act (OBBBA), several game-changing provisions are now active that directly impact commercial real estate professionals. Key changes include the permanent reinstatement of 100% bonus depreciation for qualified business property, expanded Section 179 expensing limits, enhanced Qualified Business Income (QBI) deductions, and significant updates to Opportunity Zone regulations. SPEAKERS:

Tim Tikalsky – Tax Principal at Sensiba
Tim is a CPA with 44 years of experience in public accounting and is currently a Tax Principal at Sensiba LLP, based in the San Francisco Bay Area. A past president of the NorCal CCIM Chapter, Tim specializes in real estate investment tax planning, compliance, and consulting for closely held companies, partnerships, and fiduciaries. He is a frequent speaker at industry events including ICSC, ACBA, and NCCAR, and has contributed to numerous technical publications. Tim has also appeared on KNBR 680's "Gary Allen on Business." He served on the CalCPA Education Foundation's Education Committee and taught as an Adjunct Professor of Taxation at CSU East Bay for eight years.

Steve Wilson – Real Estate Senior Counsel at Haynes and Boone LLP Steve Wilson is a senior counsel in the Real Estate Practice Group in Haynes Boone's San Francisco office. His practice focuses on complex, value-added urban mixed-use projects and joint ventures, with recent focus on project planning in Qualified Opportunity Zones. Another longtime focus of Steve's is assisting non profit or charitable organizations (including religious organizations), seeking to monetize their land holdings in a way which incorporates a charitable or public benefit. Steve's clients routinely comment that he is "their other partner."
